Real Estate Investment Group

Hello Everyone,

Out here in the real world I invest, part time, in rental properties that I personally manage.  I’ve done well over the last 6 years and would like to expand my operations with the help of Cryptocurrencies and CounterParty seems the way to make it easy for all involved.

I’d like to propose an asset and garner your thoughts about the proposal:

Let’s say I create an asset called Lucky U Real Estate Investment Group and I assigned it 100,000 units.  I offer the units for sale on the market with the intent of using the raised funds to invest in real estate.  Each unit is thus a share in my company and I intend to return a monthly dividend of 10% of the rents with the remainder being stored in cash to care for the properties (reserve funds, improvements, etc).

I would propose two outcomes to the investments.  1) Ongoing ownership of the shares would continue to entitle share owners to 10% of all rents the company earns from properties purchased in perpetuity.  OR 2) After an agreed on 5 years, you would have collected 10% of net rents each month over those 5 years and I would refinance the property and buy back the units and thus return the invested funds.

This is just a quick thought on the idea of a proposal to see what people though of the idea, improvement suggestions, interest in participating, etc?  I would agree to keep a blog and detailed balance sheet open to the investment owners throughout the project as part of the deal if so interested as well.

Thoughts?

I’m only excited about investing BTC when I see BTC denominated gains. BTC permabulls need to understand that virtually ALL investment opportunities in bitcoin will perform worse than simply buying and holding BTC.

Honestly, for it to make any sense for BTC investors, you’d have to issue BTC bonds, and guarantee 25% more Bitcoin paid back than you receive, in addition to granting equity. And even then it probably wouldn’t be worth the chances of you up and disappearing with everyone’s money.

You might want to do two things:

1. Issue bond: LUCKYBOND
2. Issue token: LUCKSHARES

Hold 90% of total LUCKYSHARES yourself. Give 10% to investors in proportion to their total LUCKYBOND owned. So if I pay 30 BTC to the LUCKYBOND multisig address, and nobody else buys in, I am guaranteed all 30 BTC back in one year plus 7.5 BTC. As your only investor, I also receive 100,000 / 1,000,000 total LUCKYSHARES.

Incentivize all of your real estate buyers and tenants pay in LUCKYSHARES. This way if your company succeeds, my LUCKYSHARES will be demanded more highly leading to a possible albeit highly unlikely appreciation of LUCKYSHARES vs. BTC.

This is a very remote possibility however as your company will fail completely 9/10 times. That’s why you have to issue a multisig bond, which you will have NO right to access; guess you’ll then have to find someone to allow you to borrow against the funds tied up in multisig and I don’t think you’ll be able to do that.

Your plan isn’t bad, but I’d make one suggestion - Accept your own tokens at a premium to market rate, for the payment of any revenue generating activity you undertake through this endeavor.  So people can use the token to pay rent and save some money, which will increase demand for the token which should increase the supply all other things equal, and you can then sell the token back onto the market at the now enhanced rate.
